The lock-in effect, with many homeowners holding home mortgage interest rates around 3%, is keeping the inventory low as listings aren’t coming on the market in the normal sequence. The kickoff to spring is slowly defrosting the housing market. In the later part of February, we saw a steady decline of interest rates into the upper 6s and yet, the number of new listings remains low keeping the Sales Activity Intensity™ at a very strong level.
